If you are moving from somewhere genuinely low-crime and personal security weighs heavily on your decision, it is worth being realistic about what this area is.

It suits very high earners or those bringing substantial equity from a previous property. First-time buyers will almost certainly find it out of reach, and even experienced buyers stepping up from another London borough may find the jump steep.

It has real character and a sense of place that most London neighbourhoods can only aspire to. Portobello Road, the independent shops, the white stucco terraces, the restaurants, the proximity to museums and galleries, it all adds up to somewhere that genuinely rewards daily life. The Central, Circle, and District lines are all on your doorstep from Notting Hill Gate, Bayswater, Holland Park, and High Street Kensington, making the commute genuinely easy from almost any direction. The population skews wealthy and professional with a strong international flavour. The main friction is that it gets very busy and touristy at weekends, and the air quality from surrounding main roads is a daily reality rather than a distant concern.

It stacks up well on schools. Fox Primary is Outstanding and well regarded locally, and Cardinal Vaughan Memorial RC School is one of the strongest secondaries in west London, though its faith-based admissions criteria mean it is not automatically accessible to everyone. Green space is the weak spot: the area is dense and parks are not as plentiful as in more suburban parts of the city. The crime picture is worth factoring in, though many families live here comfortably. If you can secure the school places and stretch to the prices, it is a strong choice.
