Those used to quieter suburban neighbourhoods may find it a stretch, but Londoners accustomed to inner-city living will generally take it in their stride.

Relative to most of inner London, this is genuinely affordable territory. Flats come in well below the London median, making it a realistic option for first-time buyers priced out of nearby Peckham or Greenwich. Renters will find it more manageable than much of zone 2, particularly given how strong the transport connections are for the price. It attracts people making a practical trade-off between cost and polish, and most find it worthwhile.

It has the feel of a neighbourhood in transition, with a strong creative and student presence, partly drawn by Goldsmiths University nearby, alongside longer-established local communities. The high street and surrounding streets have a good density of independent cafes, restaurants, and bars, giving it genuine day-to-night energy without feeling overly curated. It is urban and lived-in rather than polished, and people tend to either love that or find it wearing. The DLR at Deptford Bridge, Overground at New Cross, and Thameslink at Deptford mean getting around is rarely a problem.

It can work well for families comfortable with an inner-city setting who prioritise schools and transport over quiet streets. Haberdashers' Hatcham Free School and Rachel McMillan Nursery School both hold Outstanding Ofsted ratings, which is a strong starting point, and Haberdashers' Hatcham College provides a solid secondary option nearby. Green space is reasonably well spread across the area. The honest caveat is crime, particularly anti-social behaviour, so families with older children who will be out independently should factor that into the decision.
