Is Nunhead North a Good Place to Live?

Crime here sits around the London average, so it is not a neighbourhood that stands out in either direction. Violent crime and theft are the most common concerns, alongside the anti-social behaviour and vehicle crime you find across inner south-east London more broadly. Most residents get on without incident day to day. Those who are particularly sensitive to urban crime levels may want to look further out, but for anyone already used to inner London, it is unlikely to feel like a meaningful worry.

Fairly expensive, and notably so for Southwark. Houses here are well beyond what a first-time buyer without existing equity can realistically stretch to. Flats offer a more accessible entry point, though prices remain solidly inner-London. Renters will find options, but should expect to pay more than in comparable parts of south-east London further from the centre. It suits buyers who already have equity to bring and professionals who value the transport links enough to pay for proximity.

It has the feel of a neighbourhood in transition, sitting between the regenerated energy of Peckham and the quieter residential streets around Nunhead itself. There are good cafes, independent restaurants, and a genuine community feel without having tipped into the self-conscious trendiness of some neighbouring areas. The population skews young professional and family-oriented, with a mix of long-term residents and newer arrivals drawn by the transport connections. Urban without being overwhelming, and sociable without being noisy.

Genuinely strong for families, largely because the schools are excellent. Harris Boys' Academy East Dulwich, Harris Girls' Academy East Dulwich, and The St Thomas the Apostle College are all Outstanding secondaries, and local primary provision is rated Good or better across the board. Green space is adequate rather than abundant, so families wanting a park right on the doorstep may find themselves travelling a little for it. That is a real trade-off, but the school quality here is not something you find everywhere in inner south-east London.
